Elsa Ben Shimon represents institutional investors in joint ventures, acquisitions and dispositions, and financings of large-scale commercial real estate projects, including office buildings, shopping centers, industrial complexes, and multifamily residential projects throughout the United States. She also has experience representing U.S. clients in cross-border real estate transactions particularly in Europe and Asia, acting as lead counsel on the corporate real estate aspect of the transaction and providing oversight on the acquisition and financing of the assets.
Elsa counsels a wide variety of client types on their real estate investments, including pension funds, private real estate funds and public and private REITs, as well as their investment advisors. She has also counseled clients with distressed real estate, and has handled a variety of sophisticated, high-value transactions involving landmark properties and trophy assets.
Elsa has also developed a deep experience helping Israeli investors expand their holdings in U.S. real estate on the debt and equity side including in single asset and programmatic arrangements. Major Israeli financial institutions regularly call on her for assistance in investing in U.S. real estate assets either directly or indirectly through joint venture transactions. Beyond traditional legal counsel, Elsa regularly provides clients with introductions to potential deals and business partners in the United States and globally. An Israeli national, Elsa has many ties in the Israeli business community and is uniquely positioned to assist leading U.S. institutions and real estate companies in navigating the Israeli capital markets and in introductions to Israeli institutional and private capital.
Elsa is fluent in Hebrew and French.

Represented a fund advisor in the US$490m sale of a 51-property portfolio of industrial outdoor storage assets across 14 states to public REIT Peakstone Realty
Represented Kite Realty Group Trust in its joint venture with Singaporean sovereign wealth fund, GIC Private Limited, on the US$785m acquisition of an open-air mixed-use destination in Plano, Texas
Represented a fund advisor in entering into a programmatic arrangement with Pine Grove Communities, LLC to develop residential for-rent communities in Atlanta, Georgia*
Represented Welltower Inc. in its JV agreement with a premier developer of mixed-used projects and master-planned communities for the development of an 80+ acre site in Matthews, North Carolina
Represented foreign financial institutions in participations and co-lender arrangements in mortgage and mezzanine loans backed by U.S. real estate assets
Represented a fund advisor in multiple JVs with Trammell Crow Residential and Houston Housing Authority for land acquisition and multi-family project developments
Represented an Israeli institution in creating a programmatic JV with New York Life Insurance Company to pursue real estate value-add investment opportunities in several MSAs across the U.S.*
